It is reported that the land was won by Shenyang Dadong District Urban Village Old City Reconstruction Construction and Development Co., Ltd. at a unit price of 2,882 yuan per square meter of construction, with a total price of 367,796,113,520 yuan.
According to the data, the plot is a second-class residential land (R2), with a land area of 63,809.18 square meters, a plot ratio of no more than 2.0 and more than 1.0, a commercial proportion of no more than 5%, and a building height of no more than 78 meters (subject to the clearance approval).
The plot is located in the core area of the Wanghua plate, close to popular real estate such as CIFI Dongchen Mansion and China Merchants Longhu Dongwang Mansion, and close to Wanghua Station of Shenyang Metro Line 4. Not long ago, the bidding documents for the listing of the South Plot of Xuanxing 3rd Road in Dadong District were released, revealing important information.
The relevant requirements show that the plot is planned to be built for the construction of urban village resettlement housing, and the residential part is all used for the resettlement of expropriated residents in Dadong District.
It is worth noting that on June 27, Liaoning Construction Engineering Information Network issued a bidding announcement for the "Supervision of the Relocation and Resettlement Project of Yulin Urban Village, Dadong District, Shenyang City".
The resettlement project of Yulin Urban Village, Dadong District, Shenyang City has been filed by Dadong District, Shenyang City, Liaoning Province, and approved for construction by Shen Oufa Guibei (2024) No. 19, and the tenderer is Shenyang Dadong District Urban Village Old City Reconstruction Construction and Development Co., Ltd. The project has met the bidding conditions, and the supervision of the resettlement project of Yulin Urban Village, Dadong District, Shenyang City will be subject to public bidding.
The construction site of the bidding project is east to the west side of Liulin Street planning green line, south to the north side of Xuanxing 2nd Road red line, west to the east side of Liulin 1st Street road red line, north to the south side of Xuanxing 3rd Road red line, and Dadong District Xuanxing 3rd Road South plot location is consistent.
The announcement also revealed that the project covers a total area of about 64,000 square meters, with a construction area of about 190,000 square meters, of which (about 140,000 square meters above ground and about 50,000 square meters underground), the main construction content is residential, commercial and ancillary facilities.
The construction period of the supervision bidding announcement requires the start of construction on July 25, 2024 to the completion of construction on January 25, 2027. From this point of view, the project may be completed in 2027, when the regional returnees will move to new homes.
