The much-talked-about "Nanzhong Intercity Xiangshan Station 'One Lake One Station' Urban Design and Huancui Lake Park Plot Architectural Concept Design Competition" has recently come to an end. After several rounds of evaluation, the design proposal jointly proposed by the Architectural Design and Research Institute Co., Ltd. of South China University of Technology Co., Ltd. and Yasper Design of Singapore won the competition. The plan takes the construction of rail transit as the starting point, plans the urban development and industrial layout of the area, and depicts a picture of the integration of industry and city with "stations and cities". In the next step, the winning proposal will be integrated and deepened as the official planning scheme for the TOD (Transit-Oriented Development) of Xiangshan Station.

As the first cross-central urban rail transit line in Zhongshan City, the Nanzhong intercity is of outstanding significance. In the future, the Nanzhong Intercity will be connected to Guangzhou Line 18, and the starting point of the Zhongshan section to Guangzhou is at Xiangshan Station. The line also reserves the conditions for extending to Zhuhai at Xiangshan Station and connecting with the Shennan Central Intercity in the planning study. As the winning plan pointed out: "Xiangshan Station will become the starting point of Zhongshan's eastward expansion, an anchor point to attract talents, and a pole to detonate industrial potential." ”

If the Shenzhen-Zhongshan Corridor is regarded as the starting point of the Rongwan Development 1.0 era in Cuiheng New Area, then the South-Central Intercity will open the 2.0 era of Rongwan in the New Area. Driven by rail transit such as the South-Central Intercity and the Shennan-Central Intercity that is being planned, Cuiheng New Area will explore and realize the all-round integration of industry, city and people with Hengqin, Nansha, Qianhai and other Bay Area poles, and enter the "Golden Inner Bay by rail".

The "Nanzhong Intercity Xiangshan Station 'One Lake, One Station' Urban Design and Huancuihu Park Architectural Concept Design Competition" lasted for more than 3 months and attracted a number of design teams from home and abroad to participate. In the scheme review session, the organizer invited industry experts and scholars such as Meng Jianmin, academician of the Chinese Academy of Engineering, and Zhang Yu, a national survey and design master, to serve as a jury to review and discuss the design plan.

The global construction design competition shows that Zhongshan and Cuiheng New Area attach great importance to the construction of Xiangshan Station. Why is Xiangshan Station so important? This starts with its location and function.

Overlooking the Pearl River Estuary, Cuiheng New Area has outstanding location advantages. Cuiheng New Area is located on the left side of the central part of the west bank of the Pearl River Estuary, crossing the Hengmen Waterway to the north, which is the Nansha National Free Trade Zone, to the east, crossing the Lingding Ocean, a straight-line distance of less than 20 kilometers, that is, Qianhai, Shenzhen, and further east, to Hong Kong.

In recent years, the continuous improvement of the transportation network of the Pearl River Estuary has further amplified the location advantages of Tsuiheng New Area. The Shenzhen-Zhongshan Passage opens up the key horizontal of the "A" character of the Pearl River Estuary, and sets up the first cross-sea passage directly connected to the west bank of the Pearl River Estuary in Shenzhen, and the west landing point is located on Ma'an Island, Cuiheng New District. After the completion of the Shenzhen-Zhongshan Corridor, Cuiheng New Area will become a new entrance to the west bank of the Pearl River Estuary and even the vast western Guangdong region to connect with Shenzhen.

The South-Central Intercity will be another cross-regional transportation line to promote Tsuiheng New Area to move towards the "Bay Area Hub" position.

The South-Central Intercity has opened up the rail transit network of Guangzhou, Zhongshan and Zhuhai from the north to south. Different from the existing Guangzhou-Zhuhai Intercity, the Nanzhong Intercity will be connected to Guangzhou Line 18 and will implement a "subway-style" operation mode, allowing passengers to take the Nanzhong Intercity from the central city of Zhongshan (Qijiang New Town) to the central city of Guangzhou (Zhujiang New Town) in 45 minutes at the earliest.

Xiangshan Station, located in Cuiheng New District, is a key node of the South-Central Intercity. Xiangshan Station, located at the easternmost end of the Zhongshan section of the Nanzhong Intercity, will be directly connected to the Nansha Shichong Station of the Nanzhong Intercity, realizing a 10-minute commuting circle with Nansha. In the future, Xiangshan Station will also connect with the light rail station in the direction of Zhuhai, and the rail transit network of Guangzhong-Zhuhai will meet here.

The role of the South-Central Intercity is escalating. This year, Guangzhou, Shenzhen and Zhongshan have reached a consensus on promoting the inclusion of Shenzhen-South intercity projects in the upper-level planning, and Shenzhen and Zhongshan will reserve the conditions for intercity connection in Shenzhen Airport T2 hub station and Nanzhong intercity Xiangshan Station, the terminal point of Shenzhen University. In the future, Xiangshan Station will be promoted to the intersection point of the rail transit network of the four cities of Guangzhong, Zhuhai and Shenzhen, as well as the east and west banks of the Pearl River Estuary. From a smaller point of view, through the South-Central Intercity and Shennan-Central Intercity, the three national-level platforms of Hengqin, Nansha and Qianhai will form a fast channel for interconnection, and the intersection point of the "three poles" is also located at Xiangshan Station, forming a pattern of "Golden Inner Bay" and "Three Poles".

As for the significance of the TOD development of Xiangshan Station, the proposal jointly proposed by the Architectural Design and Research Institute of South China University of Technology Co., Ltd. and Singapore's Yasper Design Firm also pointed out that Xiangshan Station, as a "dual-line intercity hub", is a strategic gateway for Zhongshan to integrate into the Greater Bay Area and connect Hong Kong, Macao, Guangzhou, and Shenzhen. With the construction of the Nansha National Cultural and Sports Complex Project, Xiangshan Station will interact deeply with Wanqingsha, link the resources of the Bay Area with the "ten" structure, and create a "magnetic pole" in the Bay Area through the "station convergence and city gathering".

Driving from the central urban area of Zhongshan to Ma'an Island in Cuiheng New District via the Cuiheng Express is like entering another city. In the construction site lined with tower cranes, high-rise buildings are rising. The glass curtain wall of the completed building is bright and clean, echoing the towering pylons of the Zhongshan Bridge in the Shenzhong Passage on the Lingding Ocean to the east. On the opposite shore, the city skyline of Qianhai in Shenzhen is faintly visible, and will be connected to Ma'an Island through the Shenzhong Passage.

With the completion and opening of the Shenzhen-Zhongshan Corridor as a node, Cuiheng New Area will accelerate the improvement of the urban environment and retain various development resources with better space and supporting facilities. The TOD development of Xiangshan Station is a new model for Cuiheng New Area to attract people and various development elements.

Looking at the world's bay areas, the TOD model has an obvious effect on the flow of people and the economy. In the San Francisco Bay Area, after the construction of light rail, some major Internet companies have set up new facilities near transit light rail hubs and stations. In Hong Kong, after the opening of the Guangzhou-Shenzhen-Hong Kong high-speed railway, a number of top investment banks such as Deutsche Bank moved from Central to the West Kowloon area, where the high-speed rail station is located. With the help of the Guangzhou-Foshan Metro and TOD development, Foshan has built a high-end service industry agglomeration area - Guangdong Financial High-tech Zone (Qiandeng Lake). According to the data, in the Nanhai District, where Qiandeng Lake is located, there are more than 700,000 Guangzhou people living here, and more than 1,000 Guangzhou enterprises have settled in.

The pull effect of TOD development is significant, but industry insiders believe that the key prerequisite for the success of the TOD model is high-intensity passenger flow. With the flow of people, it can attract business formats to settle in and drive the development of the surrounding areas. And in this regard, Xiangshan Station has a solid foundation.

As a hub station of "double-line urban rail", Xiangshan Station is expected to become a hub station for the transfer of south-central intercity to Shenzhen-central intercity. Rail transit transfer stations are usually the stations with the highest passenger density in rail lines. Taking Guangzhou Metro as an example, in 2022, the top four subway stations with the largest passenger flow are Tiyu West Road, Zhujiang New Town, Jiahe Wanggang, and Kecun, all of which are transfer stations. Bringing together the passenger flow on the east and west sides of the Pearl River Estuary, Xiangshan Station will have sufficient passenger flow guarantee and lay the foundation for TOD development.

In fact, as the entrance to Zhongshan and even the west bank of the Pearl River Estuary to connect with the Shenzhen-Zhongshan Corridor, and the "first stop" of the Pearl River Estuary rail network integration, Tsui Heng New Area will be one of the areas with the most frequent flow of people in the Greater Bay Area. With Xiangshan Station as the round point, there are sea and land transportation hubs such as the entrance and exit of Cuiheng New Area of the Shenzhen-Zhongshan Passage and the new passenger terminal of Zhongshan Port (Ma'an Port District) within 5 kilometers of the surrounding area. According to the preliminary design plan, the TOD development of Xiangshan Station will create a "double C" traffic structure diversion TOD hub core, improve traffic relief capacity, and allow passengers to easily transfer to various public transportation through a three-dimensional market, and gather the flow of people. With the help of rail transit, Shenzhen-Zhongshan Corridor and various transportation hubs, Xiangshan Station is expected to become one of the most popular hub stations in the "Golden Inner Bay".

A new sample of industry-city integration demonstration

On Ma'an Island in Cuiheng New District, the cityscape changes almost every day, and the traffic roads are the most obvious. The municipal road network project in the three major areas of Ma'an Island is speeding up, and four main roads, including Future Avenue, Xiangshan Avenue Section 1, Heqing Road East Section, and Hexin Road, have been completed and opened to traffic, and all areas of Ma'an Island are connected to municipal trunk roads. In addition, key "capillaries" such as Nanpu Road and Xiwan Road on Ma'an Island have also been opened up one after another, the city's first project pilot road that adopts the evaluation and separation mode bidding has been completed, and bridges such as the No. 6 Bridge on Huandao Road, a key provincial and municipal project, have been completed and opened to traffic. Underground, Cuiheng New District is carrying out the construction of an underground comprehensive pipe gallery to create a city with "no overhead lines in the sky and no electric poles on the ground". At present, more than 20 kilometers of underground comprehensive pipe corridors have been built in the whole area.

There are 152.66 kilometers of planned roads on Ma'an Island, of which about 58.4 kilometers have been completed and about 35.7 kilometers are under construction. According to the plan, before the opening of the Shenzhen-Zhongshan Corridor, Ma'an Island will realize the interconnection of main and secondary roads, and the municipal road network on the island will basically be networked into a piece, so as to achieve the effect of east-west connection, north-south smoothness and seamless connection, and better docking with the Shenzhen-Zhongshan Corridor and the new passenger port terminal.

Compared with the construction of road projects, the TOD development of Nanzhong Intercity Xiangshan Station is a more systematic project. The TOD model aims to focus on the construction of public transportation stations, introduce commercial, cultural, residential and other business formats, create new consumption scenarios, transform the "passenger flow" of rail transit into "people flow", and form a comprehensive functional area integrating industry, city and people.

According to the plan jointly proposed by South China University of Technology Architectural Design and Research Institute Co., Ltd. and Singapore's Yasper Design Office, the TOD development of Xiangshan Station will focus on the needs of people, with three propositions: "innovative environment to achieve people", "water town life to attract people" and "Xiangshan charm to retain people", aiming to cultivate new momentum of science and technology industry, create new scenes of cultural consumption, create a new home for Lingnan water towns, and create an area that closely connects Guangzhou and Shenzhen, connects with western Zhuhai, and embraces the Bay Area.

From the perspective of function, the Xiangshan Station area will be planned with functional conceptual spaces such as "Lakeside Flower Lane", "Innovation Community", "Science and Technology Center", "Talent Apartment", "International Conference Hotel", "Unicorn Enterprise Headquarters Cluster" and "Innovation Laboratory", and build a structure of "three cores and one belt, four pieces and one lane".

It is worth noting that the TOD development of Xiangshan Station will be developed in conjunction with the Huancuihu Park area of Cuiheng New District. At present, the Cuihu Park Area is one of the areas with the most complete supporting facilities and the best ecological environment on Ma'an Island in Cuiheng New Area, and has laid out industrial and urban supporting carriers such as Cuiheng International Science and Technology Innovation Center, Cuiheng Building and Jinhui Garden. Among them, Tsui Heng International Science and Technology Innovation Center covers an area of more than 300,000 square meters, and Tsui Heng Building has a total construction area of about 130,000 square meters.

In the future, on the premise of ensuring the overall development volume, the TOD development of Xiangshan Station will balance the ratio of business formats, make use of the wetland system of new and old waterways, and build a "cool block" by diverting water into the city, so as to create a multi-level ecological environment in the Cuihu Park area. It is foreseeable that the Xiangshan Station area will become one of the most popular and densely populated areas in Cuiheng New District, creating a new demonstration model of industry-city integration. At the same time, with rail transit and the Shenzhen-Zhongshan Corridor as a bridge, Xiangshan Station will be connected to the "Golden Inner Bay" urban agglomeration, becoming a pioneer for Cuiheng New Area and even Zhongshan to participate in the construction of the Bay Area urban agglomeration.
