Following the 58 acres of land in Liujia Street, Guandu District has put on the shelves three more urban residential lands today. The parcels are located in Yinliu, Jinma and Guanshang streets, with a total area of about 106 acres, with a starting price of about 212 million yuan, and are scheduled to be listed online from May 14 to 23.

The residential land number on Yinliu Street is KCGD2020-15-A5, with an area of about 54 acres, a plot ratio of 3.1, a maximum buildable area of about 150,000 square meters, a starting price of about 109 million yuan, a floor price of about 721 yuan per square meter, and a land price of about 2 million yuan per mu;

The residential land on Jinma Street is numbered KCGD2023-6, with an area of about 25 acres, a plot ratio of 4.16, a maximum buildable area of about 52,400 square meters, a starting price of about 50.74 million yuan, a floor price of about 968 yuan / square meter, and a land price of about 2 million yuan / mu;

The residential land on the street is numbered KCGD2024-3, with an area of about 26 acres, a plot ratio of 6.24, a maximum buildable area of about 110,000 square meters, a starting price of about 52.22 million yuan, a floor price of 481 yuan / square meter, and a land price of about 2 million yuan / mu.

The relevant land transaction documents are expected to be released on 26 April.

KCGD2020-15-A5 was unveiled at the 2022 Land Promotion Conference

It is reported that the KCGD2020-15-A5 plot is the land for the Puzi urban transformation project, which is only one street away from the Xingyao School Primary School of Yunda High School, with a building height limit of 100 meters, and a 18-class kindergarten is built, and the development conditions are good.

The first-level development partner of the area was originally Junfa, and the west side of the plot was Junfa's Junyunfeng project, but due to Junfa's withdrawal, the parcel was unveiled as a key reserve plot in the land promotion of Kunming City in 2022.

However, after a brief appearance, in the next nearly 2 years, the plot has not been publicly auctioned.

It was not until April 19 this year that it reappeared in the statement on the operation of state-owned capital in the first quarter released by Guandu District SDIC.

However, when the parcel reappears, the nature has changed dramatically.

According to the "Situation", the land plot has changed from the commercial housing construction land originally recommended to the developer to the resettlement land in Guandu District, and the plot ratio has also dropped from 4.16 to 3.1 today.

In February this year, it received a credit of 1.97 billion yuan from the China Development Bank, which will be used for land acquisition and relocation and the construction of resettlement housing projects, which are expected to be completed in 2026.
