The luxury residential project includes two types of houses, bungalows and stacked villas, of which the average total price of stacked villas has reached more than 20 million yuan. Despite the high price, after the pre-sale certificate was issued, the stacked villas still attracted hundreds of groups of buyers to sign up, and it is a veritable hot red plate.
In such a hot situation, the sale of bundled parking spaces has also become a "matter of course". The reporter learned that the price of the project's parking spaces is 500,000 yuan, and buyers who buy the middle and upper stacks need to bind 2~3 parking spaces in addition to the decoration package of about 1.2 million yuan.
Buyers who are stacked down, although they do not need to bundle the renovation package, the developer requires that the basement must be bundled. It is reported that the area of the basement is about 100~200 square meters, and the binding price is as high as 10 million yuan. That is to say, the family who buys the lower stack will have to add more than 10 million yuan to the purchase cost on the basis of the total price of the house.
The price of the basement increased by tens of millions, and even these owners with strong purchasing power shouted "I can't stand it". A buyer in the lottery group said: "Many buyers of Stacked Villas feel that the basement is expensive and do not accept the bundle. ”

As we all know, the developer's ability to bundle the sale of parking spaces is directly related to the buyer's payment method. Most buyers buy houses with mortgages, and if buyers do not buy parking spaces, they will be loaned by the bank for various reasons such as credit investigation and running water in the process of applying for loans, which is of course instructed by the developer to the cooperative bank in advance.
The same is true for bundling basements or renovation packages, it can be said that except for buyers who pay the full amount in one go, everyone else has to look at the developer's face and have to accept the reality of bundling.
And it is precisely this group of buyers of luxury houses in the city center who have super purchasing power and cash flow, and many owners who think that the basement is too expensive choose to pay the house price in full and do not accept the bundle.
As can be seen from the one-room-one-price list of the real estate, the upper stack is the most expensive, the lower stack is the second, and the middle stack is the cheapest. Generally speaking, this kind of stacked villa products, because the lower stack has a garden and a basement, the price of a new house is often more expensive than the upper stack with only a terrace, and the same is true in the second-hand housing market. Obviously, the developer wants to achieve this additional premium through basement price increases.
Buyers use "full payment" to counter "bundling", and developers make "ruthless moves". Whether it is a stacked villa or the first floor of a bungalow, the so-called garden is not strictly speaking the owner's private property, but belongs to the owners of the whole community.
