Sydney's rotten and dilapidated house sold for $2.41 million! Competition for 25 people is fierce, and it is cost-effective to spend $500,000 on renovation!

RealEstate reported on June 29 that an uninhabitable rotten "shack" in Sydney was sold at auction for $2.41 million, nearly $400,000 above the guide price.

Incredibly, the property in Enfield attracted 25 registered bidders, even though the property needed at least $500,000 to refurbish to meet liveability standards.

Generally speaking, the average property in Sydney can only attract 2 to 4 bidders. This property in The Parade has been vacant for the past 18 months.

目前尚不清楚该房产是如何变成现在的模样,但Richards Matthews Real Estate 的Matthew Blackmore证实,这里不适合居住。

Some of the worst damage occurred at the bottom of the property, where the wood was rotting.

"There are holes in the ceiling, the floor is very old wood, and you have to be careful when you walk," says Blackmore. "But none of this can resist the enthusiasm of buyers.

"It's a very popular suburb and some people have called me to say they've seen the property many times and if it's on the market, they'll buy it."

Blackmore also said that most interested buyers want to tear down the original property and rebuild it, and the opportunity to build a new home here is still scarce.

"A new house can cost between $3.80 and $3.9 million, and you have to spend between $1.20 and $1.5 million to build a house here that is about the same as the surrounding houses...... If it's refurbished, that's just $500,000. ”
