Disadvantages of the side household
First of all, let's talk about the disadvantages of the side households. My first house is the side household I chose, and then combined with some netizens' "complaints", I summarized the shortcomings of the side household as follows:
Since the exterior wall of the side house is connected to the outside world, rainwater will drip onto the exterior wall on a rainy day. If the construction of the exterior wall is unsatisfactory, then it is very easy to seepage, and in serious cases, it will cause mold on the wall.
If you look closely, you will find that the exterior walls of some residential areas are redone every few years by workers. Because some insulation construction is not in place, the indoor temperature of the side household will be greatly affected by the outside world.
For example, in the cold winter, the indoor temperature will not be warm, and in the hot summer, the indoor temperature will become higher, and the air conditioner needs to be turned on to a lower temperature. It can be seen that if the heat retention of the side households is not good, then their energy consumption will be more.
Basically, the area of the side households is larger than that of the middle households, plus some other advantages (which will be talked about later~), its unit price and total price are much higher than those of the middle households. The side households are divided into east and west households, and in terms of price, the east households> the west households> intermediate households.
If our budget for buying a house is not large, the area of the side household is more than 10 square meters, and the total price will be about 200,000 yuan more. Therefore, the high selling price of side houses is also a disadvantage recognized by many people.
There are so many shortcomings, why are there so many people who buy them?
As mentioned above, there are so many disadvantages of side households, but if we go to a sales office casually, we will find that most prospective owners prefer side households.
At the same time, the real estate consultants in the sales department are basically the first side households. Why do some people still insist on picking side accounts? Perhaps only those who have lived in a border household can appreciate the advantages.
The side households are located on opposite sides of the building, and they have an extra side relative to the middle households. As a result, the time to receive sunlight is much longer than that of the middle household, and the lighting is more abundant.
In the minds of the older generation, if the lighting of the house is not ideal, it will make people feel depressed, and it may also bring "bad luck", so they basically prefer houses with better lighting.
In addition to good lighting, they will also be more permeable, which can make the indoor air more smooth, which everyone knows. Because whether it is the middle household facing the elevator shaft or the intermediate household with a corridor, they cannot be called "north-south transparency".
The elevator or equipment room of each building is basically located near the middle house, so the middle house will be disturbed by noise, and there are neighbors on both sides of the middle house. However, only one side of the side house is next to the neighbor, so it can be seen that the noise of the side house will be much smaller.
If there is a corridor in the middle of the house, its kitchen, bathroom or bedroom is basically only separated from the outside corridor by a wall, and its privacy is not guaranteed whenever someone passes through the corridor. But this is basically not the case for side households, and privacy will be better.
Basically, the side households are all all-bright houses, and basically every house in the house has windows and doors, even the bathroom has windows, and the light can be guaranteed. However, in the middle of the household, the kitchen and bathroom of most units are basically windowless.
Is it really not worth buying for middlemen?
After talking about the advantages of multilateral accounts, are intermediate accounts so not worth mentioning? In fact, whether it is an intermediate household or a side household, they all have their own advantages and disadvantages. In my opinion, the middleman has the following advantages:
The walls on both sides of the middle house are shared by neighbors, and they are not directly connected to the outside world. Even if something goes wrong with the façade, the middle-of-the-road tenants will not be affected. For example, problems such as water seepage and poor thermal insulation are never afraid of middlemen.
Compared with the side households, the middle household will be more square in size, and the indoor utilization rate will be higher. At the same time, the indoor area is relatively smaller, so in terms of design and planning, it will be more in line with the needs of public families.
For example, the middle household I chose for my second suite, with an area of about 80 square meters, is designed with three bedrooms and one living room, which can fully meet the rigid needs of a family of four.
More importantly, the unit price per square meter of intermediate households is almost hundreds of thousands of yuan lower than that of side households. Of course, the unit price will vary greatly from floor to floor.
How to choose between the side and the middle?
Although there is water seepage in the side households, as long as the quality of the exterior wall of the house is guaranteed and the waterproofing is done, there will basically be no big problem. However, it is difficult to solve the problem of western sunshine in the western households, which will be hotter in summer and colder in winter. Therefore, if you choose the side household, the east side household is preferred.
As mentioned earlier, the noise of the middle household is relatively louder, and if you choose the middle household facing the elevator, then when someone passes by, the noise will be greater. If you want to open the door in the summer, the noise is the same as that of a vegetable market.
The ventilation and lighting of the middle households are relatively weak, but it does not mean that the middle households are not worth buying, in fact, the middle households on the higher floors can still be bought. The wind speed on the upper floor is relatively large, even if the north and south are not transparent, but the indoor ventilation effect can be guaranteed.
Conclusion: If the budget for buying a house is sufficient, whether it is a side household or an intermediate household, as long as it can meet our housing needs, it is enough. This is not to say that the side households are necessarily better than the middle households, because they all have their own advantages and disadvantages.
