Just now (June 28), the auction results of 4 educational land in Songshan Lake have been released. Huawei Investment Holding Co., Ltd. won the four land plots at a total price of 104.74 million yuan.
The 4 parcels are numbered 2024WG005, 2024WG006, 2024WG007 and 2024WG008, all of which are educational land (C63 adult and amateur school land), with a total area of more than 100,000 square meters.
The auction of these four parcels began at 9 a.m. on June 28, and it was not until 3 p.m. that the auction results of the last parcel were finalized.
In fact, as early as two days before the official start of filming, Huawei has completed the offer. There is no need to compete, Huawei won 4 educational land bids at the reserve price, and the layout in Dongguan has expanded again.

The four plots are all located on the south side of Songshan Lake University Road, which belongs to the central area of Songshan Lake. The plot is adjacent to the Songmushan Reservoir, with first-line lake view resources, next to the Huawei Employee Training School, and is also surrounded by leisure, education, and commercial facilities such as Songhu Yanyu Scenic Area, Dongguan Institute of Technology, Songshan Lake School of Dongguan Middle School, and Songshan Lake Jiafentiandi.

According to the listing documents, the main use of the 4 parcels is the land for training colleges, and the project types include skills training, educational assistance and other education. The investment intensity of the land plot shall not be less than 9,000 yuan/㎡.
In addition, the document stipulates that the project operated by the bidder must be a major project (including major preparatory projects) in Dongguan in 2024 as recognized by the "Dongguan Major Project Work Leading Group".
The development period of the four parcels is three years, and construction must commence by July 28, 2025 and be completed by July 28, 2028.
Lot 2024WG005 is the smallest plot in this auction. The plot covers an area of 6239.68 square meters, the upper limit of the plot ratio is 0.8, the building area is about 4991.74 square meters, the building density does not exceed 30%, and the height limit is 60 meters.

The total starting price of the plot is 4.4 million yuan, the deposit is 900,000 yuan, and a certain number of motor vehicle parking spaces and bicycle (electric bicycle) parking spaces need to be built inside the plot.
The 2024WG006 plot covers an area of 6866.97 square meters, with a plot ratio of 0.8, a building area of about 5493.58 square meters, a building density of no more than 30%, and a height limit of 40 meters. The total starting price of the land is 4.85 million yuan.

Lot 2024WG007 is the highest price among the 4 lots. It covers an area of 44,412.31 square meters, with a plot ratio of 1.6, a building area of about 71,000 square meters, a building density of no more than 40%, and a height limit of 80 meters. The total starting price of the land is 62.63 million yuan.
Lot 2024WG008 is the largest plot in this auction. The plot covers an area of 46,609.05 square meters, with a plot ratio of 0.8, a building area of about 37,000 square meters, a building density of no more than 30%, and a height limit of 40 meters. The total starting price of the land is 32.86 million yuan.
Huawei's Dongguan territory expands again

With the acquisition of these four educational sites, Huawei's territory in Dongguan and Songshan Lake has been expanded again.
Looking back on the nearly 20 years since Huawei entered Songshan Lake, Huawei's pace of land acquisition has never stopped, and it can be said that it has achieved mutual success with Songshan Lake and made it bigger and stronger together.
According to Leju statistics, from 2016 to 2021, Huawei won a total of 22 industrial and scientific research land plots in Dongguan through bidding, auction and listing, covering a total area of about 2.5 million square meters and a total construction area of about 5.08 million square meters.
In February this year, Huawei won a first-class industrial land in Songshan Lake (No. 2024WT016), with a total transaction price of 4.63 million yuan.
According to the plan, the plot covers an area of about 6,349.11 square meters, with a plot ratio of 3.5, a building area of about 22,200 square meters, and a building height limit of 60 meters.
The land plot stipulates that the access industry is the manufacture of communication terminal equipment, and the total investment of the project shall not be less than 500 million yuan, and the total investment intensity shall not be less than 78,780 yuan/㎡.
In addition to land for industrial research and development, Huawei has also laid out a number of commercial and residential land plots in Songshan Lake. According to statistics, from 2015 to 2021, Huawei won 12 commercial and residential plots in Songshan Lake at a "sincere price" for the construction of talent housing.
The total land area of the plot is about 721,200 square meters, and the total construction area is about 1,771,900 square meters. Based on a house with a construction area of about 100 square meters, about 17,700 houses can be built, and the highest selling price does not exceed 11,500 yuan/square meter.
