Chini Town revitalizes inefficient land

Wake up "sleeping" resources

The "scattered and polluted" village-level industrial park has become a "tall" modern customized factory, and the annual output value and average output value per mu of the park are expected to increase significantly. Chini Town, Huadu District, is actively overcoming the problem of land use, implementing the major measures of "establishing a city by industry and strengthening the city by industry", and making precise efforts to promote the upgrading and transformation of village and town agglomerations and the continuous development, optimize the layout of industrial functions, expand development space, and promote high-quality industrial development.

In the Bajiang Industrial Park, Chini Town, in the east of Chini Town, Huadu District, a brand-new industrial building is particularly conspicuous. With a total investment of 78 million yuan, the Park Wei High-tech Creative Industrial Park, which covers an area of more than 12,000 square meters, has been upgraded. "We carried out the upgrade last year, with a new standard factory building area of 35,671.99 square meters, and an office building and staff dormitory construction area of 3,635.18 square meters. Before the transformation, due to the low land volume ratio, the annual output value of the enterprise was about 25 million yuan; After the renovation, the land plot ratio has changed from 2.0 to 4.0, and the land utilization rate has doubled. At present, the industrial park is planned to be put into operation in the second half of 2024, with an annual output value of more than 100 million yuan. Chini Town also took the upgrading and transformation of Baiwei High-tech Creative Industrial Park as an opportunity to vigorously publicize and mobilize, actively encourage and guide, promote the upgrading and transformation of the town's old factories from point to area, and improve the efficiency and benefits of the town's industrial development.

The Yuefeng plot located on the east side of Gushu Avenue in Chini Town has been included in the scope of low-efficiency land renovation in Chini Town this year. Founded in 1993, Canvest is a high-tech enterprise integrating scientific research, development, production, sales and service of animal health products. The renovation covers an area of 2.29 hectares, which is planned to be realized through enterprise self-reform, with an estimated total investment of 280 million yuan.

"Our company covers an area of more than 30 acres, but only more than 10 acres were used before, and the back of the plant was all abandoned. We plan to build 4 standardized workshops (including R&D, experiment, and testing centers) and 1 dormitory building, with a construction area of 80,355 square meters, and pre-build a modern intelligent industrial park. The relevant person in charge of the enterprise said. At present, the project is ready to be submitted for construction, and it is expected to start renovation by the end of this year.

The 69.4 acres of reserved land near Seraphim to be developed, and 252 acres of low-efficiency land are also planned to be upgraded, and it is planned to introduce high-tech enterprises such as low-altitude economy, photovoltaic modules, and advanced manufacturing to inject strong impetus into the high-quality economic development of Chixiao.

At present, Chini Town has prepared the "Preliminary Ideas for the Redevelopment of Inefficient Land", which includes the inefficient land in the Zhenjianling area and the Gushu Avenue area into the 2024 pilot project of low-efficiency land redevelopment in Guangzhou. "We actively publicize the favorable policies for the upgrading and transformation of village and town industrial agglomeration areas with enterprises and relevant village communities, understand the transformation intentions of all parties, the time of removal and the existing difficulties, and determine the short, medium and long-term transformation areas according to the degree of difficulty to ensure that the development of inefficient land is carried out in an orderly manner."
